Client: Hotel Chocolat
Development: Warehouse, retail outlet, and cafe at the Panattoni Business Park, Northampton.
Work undertaken by Stomor: Transport Note and Travel Plan for the retail outlet and cafe.
The site encompasses a retail store and café on the site of a Hotel Chocolat distribution centre. This included associated car parking facilities and both vehicular and sustainable accesses.
The application for the site was met with initial disapproval by the Highway Authority, and accordingly Stomor were commissioned to produce a technical highways response to their concerns. This technical highways response alleviated concerns raised by the Highway Authority, allowing for the approval of development plans.
As part of the Transport Note, Stomor provided a number of different details such as a detailed analysis of customer footfall and staff travel patterns and behaviours, and undertaking a comprehensive ‘reverse’ distribution in contrast to the previously agreed arrangements in the Transport Assessment. Additionally, a technical justification was provided for the traffic impact assessment previously consented as part of the Transport Assessment, allowing the impact of the Retail Outlet/Café on the local highway network to be correctly understood.
Additionally, a Travel Plan was created and provided for the site. The Travel Plan outlines the sustainable transport options to and from the site, for both visitors and staff, as well as detailing transportation targets for the site and the sustainable measures which will be taken and encouraged by the Managing Agent to achieve them.
