Link Road and Estate Road Designs for residential or commercial developments include junction design, horizontal and vertical alignments with full details for setting out and construction purposes. The latest PDS software is used to undertake full 3D modelling of proposed road layouts.
All designs are produced in accordance with the current and relevant design guides and Highways Authority requirements. Finalised drawings are submitted to the Highway Authority for inclusion with the Section 38 Agreement for adoption.
Designs for off site works on the highway can be carried out for Section 278 Agreements with the Highway Authority. This can include access design, road widening, footpath or cycle lane provision or similar. Junction analysis and design can include roundabouts, right turn lanes, signal controlled junctions or simple tee junctions.
All designs are produced in accordance with the current and relevant design guides and Highways Authority requirements. Finalised drawings are submitted to the Highway Authority for inclusion with the Section 278 Agreement for work on the highway.
Junction analysis and design includes detailed design of roundabouts, right turn lanes, signal controlled junctions or simple tee junctions in accordance with the relevant design guides and Highway Authority requirements.
Preliminary designs for tee junctions and roundabouts are modelled in house using PICADY or ARCADY software, for analysis of predicted traffic flows including growth to the required future scenario.
The final layout is prepared in accordance with the parameters identified by analysis of the junction, and drawings prepared which include horizontal and vertical alignments with full details for setting out and construction purposes.
Adoptable Drainage Design services include preparation of drainage drawings and calculations for Section 104/106 approval from the local Water Authority. Flow controls, storage facilities and infiltration systems are designed with simulation of the proposed network carried out using MicroDrainage software.
Designs are generally based upon preliminary drainage investigations, including Existing Drainage Assessments and proposed Drainage Strategies, which can also be provided by Stomor Ltd.
The package of drawings prepared for Section 104 or 106 Agreements includes a detailed layout plan, manhole schedules, longitudinal sections, setting out information and construction details. Attenuation specification and sizing including full design and detailing, type, location and design of flow control measures. Attenuation is designed in accordance with the relevant standards and Local Authority or Environment Agency requirements.
Where possible, Infiltration Systems are designed in order to cater for runoff at source. Designs for soakaways, filter trenches or porous paving systems include full design and detailing including calculations for Environment Agency, Local Authority or Highway Authority approval.
All designs are produced in accordance with the current Sewers for Adoption and Water Authority requirements, based upon principles of Sustainable Drainage Systems (SuDS).
Drainage Modelling in MicroDrainage is carried out for foul and surface water sewer systems in order to check the effective hydraulic operation of the proposed network.
The complete set of drawings and calculations is issued to the Water Authority for technical approval, with finalised drawings included within the Section 104 or Section 106 Agreement
Where necessary, we are able to prepare details and submit the required information for sewer requisitions to the Local Authorities.
Private drainage design is normally carried out in conjunction with external works design, which includes design of finished floor levels of buildings and levels for footpaths driveways and parking areas in accordance with Part M Building Regulations for disabled access. Plot setting out information is provided to complete the package of information for construction.
Private Drainage Design
Private Drainage Design provides drainage routes and levels for individual properties, carried out in accordance with Building Regulations, Part H.
On new developments, the private drainage layout is taken into account when designing the adoptable drainage layout, with lateral connections provided as necessary.
Private drainage design can also be carried out for smaller developments where new adoptable systems are not required. In this case, liaison with the Water Authority is carried out to determine the position of connections and to agree flow rates.
Private drainage design includes production of the detailed layout plan, with levels, pipe sizes and construction details for Building Regulations Approval and Section 106 Water Authority Approval
External Works
Preliminary finished floor levels for proposed buildings are prepared based upon existing or proposed road levels. These are forwarded to the Client and other design team members in order to agree the overall site profile and level strategy for the site.
Detailed design of property and garage floor levels are then prepared in accordance with Part M of the Building Regulations.
Final external works layout plans include finished floor levels, plus footpath, driveway and private parking area levels in accordance with Part M building regulations. The External works layout will also indicate areas where tanking or expised brickwork will be required within buildings and, heights of any necessary retaining structures, although these will be avoided as far as possible.
Construction Details for private drives and footways are provided as necessary to suit surface finishes specified by the Client or Architect.
Plot Setting Out Information
Plot setting out coordinates are based upon the Architect’s site layout drawing, and include fence, driveway and footpath coordinates as required by the Client to enable construction.
Site Clearance Plans are provided to enable the Client and Contractor to identify existing infrastructure that can be removed to enable new construction to commence. Typical site clearance activities could include removal of existing roads or footpaths, removal of redundant drains and manholes, and removal of unwanted street lighting columns. Where necessary, we can also provide target levels for regrading of existing sites.
Construction details drawings are provided for all elements of construction. These identify layer thickness and materials for roads and footpaths, typical arrangements for drainage ancillaries including manholes, gullies and connections.
Construction details are prepared in accordance with Adopting Authorities’ specifications where necessary. Details for private elements are prepared in accordance with manufacturers recommendations and good practice guides.
In order to identify the likely location of existing services, Stomor can obtain existing mains records plans from the utilities providers operating in the area of the site.
Our enquiries can include obtaining information from the utilities providers regarding the capacity of existing mains to supply proposed development on the site. These enquiries identify where there is a need for reinforcement to existing supplies.
When providing new road infrastructure, we are able to liaise with the utilities providers to identify any need for diversion or lowering of existing mains, in order to ensure that adequate cover is provided between the surface and the apparatus. Indicative costs for such works are obtained from the suppliers where possible.
